Submit a full plans application

Before you start a project, submit a full plans application to make sure that your plans meet building regulations.

We will check your applications before you start work and advise of any changes that you need to make. We will provide an approval certificate once your proposed plans meet the regulations.

What happens after you apply

We will make a decision on your application within 5 working weeks of the date that you submit.

Approval for full plans applications is valid for 3 years from the date that your application is approved.

Once we have approved your plans, you must keep us informed when you start work and as you progress so that we can check your work complies with the Building Regulations and provide a Completion Certificate.

Fees

The fee you need to pay will depend on the type of project that you are planning. You can pay your fee online when you apply or in person using cash, cheque or card at the Customer Contact Centre.

You will pay your fee in two parts:

  • a plan examination fee when you submit your application
  • a site inspection fee after we have carried out our first inspection

If we need more information

If there are any problems with your application, we may request further information or clarification. This will normally happen within 15 days of you submitting your application.

You should provide the information we need as quickly as possible, but you can request an extension of up to 8 weeks if you need to.

 

If your application is refused

If there are problems with your plans that cannot be resolved even after you provide clarification, we may refuse your application.

 

Creation or a conversion of a new dwelling

The fee you pay depends on how many new dwellings are involved in the project.

The plan examination fee is determined by the number of different dwelling types on site and not the total number of dwellings. The site inspection fee is determined by the total number of dwellings on site.

If there are more than 10 dwellings or if any of the dwellings in your project have a floor area of more than 300m2, we will determine a fee based on your individual project.

If you plan to have any electrical work carried out by a person who is not a Part P approved electrician, you will need to pay an additional charge of £410.

Re-drafting and re-issue of decision notice or completion certificate, you will need to pay an additional charge of £40.

Charge to re-open suspended file you will need to pay an additional charge of £155.

At the discretion of Building Control and subject to relevant authority or permissions, other fee-paying services may from time to time be undertaken. The basis for the calculation of charges for such work will be £65 per hour.

Domestic extensions to a single domestic building

If you plan to have any electrical work carried out by a person who is not a Part P approved electrician , you will need to pay an additional charge of £410.

We may also request an additional fee if your structural calculations have been produced by someone who is not suitably qualified.
