Stockton-on-Tees Borough Council electrical appliance safety

The Stockton-on-Tees Borough Council electrical appliance safety document will assist landlords or agents to consider the conditions of all electrical appliances within the property that have been made available by the landlord as part of the tenancy. This includes the type of checks which have been conducted (PAT or visual), work which has been undertaken and who conducted this assessment. The document is a self-declaration and will help licence holders meet the requirements of Licence Condition 3.2.

Stockton-on-Tees Borough Council furniture safety

The Stockton-on-Tees Borough Council furniture safety document will assist landlords or agents to confirm the furniture that has been made available by the landlord as part of the tenancy, when it was checked and confirm that the furniture complies with the Furniture and Furnishings (Fire) (Safety) Regulations 1988, (as amended) and is satisfactory. This is a self-assessment. This document is a self-declaration and will help licence holders meet the requirements of Licence Condition 4.2.

Stockton-on-Tees Borough Council smoke and carbon monoxide alarms

The Stockton-on-Tees Borough Council smoke and carbon monoxide alarms document enables the completing landlord or agent to outline the positions of each alarm, the date on which it was tested, and confirmation that the alarm operates correctly. The document also includes a tenant declaration that they acknowledge the test, and that they are responsible for testing the alarms during their tenancy. This document will help licence holders meet the requirements of Licence Conditions 5.3 and 6.3.

Record of property inspections

The record of property inspections outlines all property inspections which have taken place during a tenancy. This includes, date and time of inspection, name of person undertaking inspection, if conditions are satisfactory and action(s) taken (if any). This document will help licence holders meet the requirements of Licence Condition 9.5.

Inventory form

The inventory form allows both the landlord and tenant to agree on the inventory of the property at the commencement of the tenancy. A table is provided and should be completed. The table includes gas meter, electricity meter and water meter readings, all keys which have been provided as well as any items which have been provided within the property at the start of the tenancy, where they are situated, the quantity and their condition. This document is to be signed by the completing landlord or agent as well as the tenant(s). This document will help licence holders meet the requirements of Licence Condition 10.1.

Property management information

The property management information document should be provided to the tenant(s). It includes information relating to the licence holder, guidance on how to report repairs along with timescales, how to report anti-social and criminal behaviour and what steps to take should they be unable to contact their landlord for any reason. This document will help licence holders meet the requirements of Licence Conditions 10.2 and 10.3.

Waste and recycling instructions

The waste and recycling instructions document should be provided to tenants and give all of the necessary information to ensure that tenants are fully aware of the procedures around their responsibilities for disposal of waste and recycling. This document will help licence holders meet the requirements of Licence Condition 10.4.

Anti-social behaviour plan

All licence holders must have an anti-social behaviour plan. This document is a model document which sets out the responsibilities of the landlord and the tenant in relation to resolving anti-social behaviour. This document will help licence holders meet the requirements of Licence Condition 12.2.

Preventing anti-social behaviour

The preventing anti-social behaviour document should be issued to the tenant(s). It sets out the landlord's expectations and responsibilities of the tenant or occupants to prevent and not to cause anti-social behaviour. This document will help licence holders meet the requirements of Licence Condition 12.3.

Alley gate replacement key instructions

The alley gate replacement key instructions ensures that the tenant is fully informed of how they are able to request a replacement alley gate key, should they be required to do so. This document will help licence holders meet the requirements of Licence Condition 14.4.

Alarm code template

The alarm code template provides written confirmation of the property's alarm code to the tenant. It also highlights that the document is to be kept in a safe location and is not to be shared. The document allows landlords to set out in what circumstances a tenant may alter the alarm code. This document will help licence holders meet the requirements of Licence Condition 14.5.
