Is Planning Permission the same as Building Regulation approval
No - Building Regulation approval is entirely different from the process of obtaining Planning Permission. Building Regulation approval may be required for work regardless of whether or not it is controlled under Planning legislation and vice versa. Therefore to avoid undue delay you should establish as early as possible if permissions is needed. Further information can be obtained from the Planning Portal website or from contacting our Development Control section.
Both permissions are usually required for extensions, alterations and changes of use, and because of the need to consult neighbours, Planning Permission will usually take longer to obtain than Building Regulation approval
