Building Regulation approval is not required for a conservatory provided the internal floor area is 30 m2 or less, and also, not less than 75% of its roof and 50% of its walls are constructed with a translucent material (e.g. glass or PVC). In addition to the above; the conservatory should be thermally separated from the existing dwelling, the doors and windows should be either toughened or laminated safety glass (where applicable), the conservatory is not built over a Public Sewer and no new electrical circuits are provided.
You can find out if there are any Public Sewers on your property, by contacting Northumbrian Water Ltd. If you install a new electrical circuit (lighting or power) then the electrical work is required to comply with Part P of the regulations, therefore unless the work is carried out by a "Competent Person" (refer to Part P guidance), then you will need to make an application to us for the electrical work only.
