Employment Land Review
The Employment Land Review is part of the evidence base for the Local Development Framework. It is based on national guidance and will provide the necessary evidence to inform and support policies in the Core Strategy and Regeneration Development Plan Document (DPD). It will also help to ensure Stockton on Tees' policies conform with the Regional Spatial Strategy, which sets out the type and amount of land we should allocate.
The Employment Land review will be based on a 25 year level of supply and
take up of employment land. It has three stages:
- Stage 1 of the Employment Land Review involved an initial stock take and fitness for purpose of sites in the existing employment land portfolio. This work was completed by Stockton Council officers in autumn 2006 and the report submitted to our Cabinet is available to download below.
- Nathaniel Lichfield and Partners were commissioned to undertake Stage 2 of the Employment Land Review. This involved forecasting likely employment floorspace and land requirements, and identifying how much land will be required up to 2021 and for a 25 year supply of employment land. This work was completed in Autumn 2007 and will be published below following consideration by Planning Committee and the Council's Cabinet.
- Stage 3 of this work will involve identifying the employment land sites which will be required to meet the forecasts developed in Stage 2. It is anticipated that this work will commence in the near future.
It is anticipated that the required level of employment land forecast in
the ELR will be taken forward within the Core Strategy. The sites which are
identified in the final employment land portfolio, will be taken forwards
as formal allocations within the Regeneration DPD.
