Victoria Proposed Regeneration

 

The Council is currently proposing to transfer ownership of its 10,500 homes to a new style Tristar Homes.  As part of these proposals it is necessary for the Council, working in partnership with Tristar Homes, to consider the future of its housing stock.  

For the majority of homes this will involve making improvements to raise the standard of the properties, However for some areas such as the Victoria estate, we may need to consider other ways of regenerating them.

On the 29th October 2009, the Council and Tristar Homes entered into a period of consultation with the tenants and leaseholders on the Victoria Estate.

As part of the consultation residents where invited to attend drop-in sessions to discuss the future of the Victoria Estate including possible regeneration of the area, which may include demolition of the existing properties and potential rebuilding with  new, high quality housing which more closely meets residents needs.  

Feedback from the drop in sessions suggested that a majority of both tenants and leaseholders on the estate are in favour of the proposal to regenerate. If the regeneration does go ahead it is unlikely to commence until 2013/14 and will take up to 5 years to complete.

Since the drop-in sessions, Tristar Homes have reviewed the information collected after undertaking a number of additional property surveys and have identified an investment programme identify necessary maintenance work for homes on the Estate in the short term.

The interim work would include for example (where appropriate):

  • Window repair and a re-painting programme
  • Kitchen improvements
  • Heating improvements
