Assured and Assured Shorthold Tenancies
You should read the booklet below if you are letting, or thinking of letting a domestic property and the letting began on or after 15 January 1989. It includes a summary of changes introduced by the Housing Act 1996 and a full list of grounds for possession in appendix C. It does not provide an authoritative interpretation of the law, only the courts can do that, but it should prove to be a useful guide as it explains the most important features of landlords and tenants rights and responsibilities.
The booklet does not deal with agricultural lettings, lettings by housing associations, local authorities or other social landlords. If you are in doubt about your legal rights or obligations you would be well advised to seek information from a Law or Housing Advice Centre or Citizens Advice Bureau or to consult a solicitor.
