Where the work is to a building that subject to the Regulatory Reform (Fire Safety) Order 2005 or where a new building/extension is built over or adjacent to a Public Sewer: a Full Plans application must be made.
When this is not the case the choice is up to the applicant and either a Full Plans Application, or a Building Notice may be submitted.
All applications require a valid fee to be submitted and there is no difference in the total amount charged by us; regardless of which type of application you choose to submit. There are differences however, as to when the fees are paid.

Full Plans
A Full Plans application requires that you submit detailed drawings and specifications of the proposed work, please refer to the Full Plans link at the side of the page.
Building Notice
Apart from a site plan, drawings and specifications are not normally required when you submit a Building Notice. You should only choose this route however, if you (or your builder) understand the full requirements of the Building Regulations, for the work to be undertaken. Electrical Installation/Alteration (dwellings only)
For work to alter, extend or renew electrical circuits a Building Notice application should be submitted.
Regulatory Reform (Fire Safety) Order 2005
For work to premises that are subject to the Regulatory Reform (Fire Safety) Order 2005, a Full Plans application must be submitted. If you are unsure as to whether your premises are subject to this order, please contact Cleveland Fire Brigade (1429) 872311.
Public Sewer
Where the work is over or adjacent to a Public Sewer you must submit a Full Plans application. You will also need to contact the Water Authority Northumbrian Water (0191) 4196533 to ascertain whether the work is allowable; and if they do not object, you will be required to enter into a "Building Over Agreement" with them.
Planning Permission
You may also require Planning Permission for the proposed work even if it is exempt Building Regulation approval, please refer to the Planning section of this web site, contact them by email, or phone (01642 526022) to check verify this.
