Approved List for Works Contracts (above £6,000 and below £100,000)

For all works above a value of £6,000 and below £100,000, the council selects its suppliers to be invited to quote from a series of standing lists of contractors.

The Council operates lists for ten categories of work (new categories will be added as necessary to eventually encompass all types of building work):

· General Building Works;
· Painting and Decorating;
· Roofing;
· Aluminium Windows Replacements;
· Minor Road Construction;
· Fencing;
· Asbestos Removal;
· Asbestos Analysts;
· Electrical Engineering;
· Mechanical Engineering.

The officer responsible for the lists is:
· Gordon Stage (gordon.stage@stockton.gov.uk)

How the lists are produced

For each category, a list is maintained based on existing contractors who are registered on Construction line and are members of CHAS.

How the lists are operated

When we have a job we always select a minimum of three contractors to be invited to quote based upon a number of criteria:

· Timescales and ability to meet deadlines;
· Experience;
· Fairness;
· Client requests if deemed appropriate.

The Council aims to ensure selection to quote is fair and aims to give all contractors an opportunity, however, some of the lists contain large numbers of contractors and there may be insufficient work for everyone.

How do I get on the list?

When a new contractor requests to be added to a list, their details will be checked on Construction line and CHAS to ensure they have the capability and capacity to undertake the work. If satisfactory, they will be immediately added.

How the Council selects contractors to be invited to quote for work below £6,000

For all works under a value of £6,000, the minor works framework will be used.
The minor works framework is tendered every four years and there are currently 51 categories on the list. This framework is due to expire on 31st July 2011.
